One of the keys to keeping your landscaping (and property) in good shape is ensuring you have proper drainage in place.  Drainage issues can cause premature erosion, property damage, damage to buildings and foundations, and they can be very expensive to repair.  Depending on what your drainage issues are there could be a number of ways to address the problem and solve it once and for all.

What Type Of Drainage Problem Do You Have?

Without proper drainage in place your landscaping and lawn areas can be prone to flooding, it can drown out your expensive plants, erode away expensive hardscaping, and even cause damage to your structures and their foundations.

Drainage Solutions That We Offer In Kansas City

Dry creek beds are an eye appealing, functional solution to direct runoff water away from your home or landscaping and prevent erosion and landscape damage. A dry creek bed is very attractive and adds the look of a stream, even without water.

Getting water away from the house and flowing toward a designated drainage area, such as a storm drain or an area at the back of the property, can be accomplished by extending downspouts. The pipe will be buried underground, with an outlet at the end of the pipe that pops open when water is exiting and closes when water stops to prevent any clogging. With this system, there is nothing extra you will have to mow or weed eat around.

French drains are a great way to collect standing water. We use perforated pipe with clean gravel. The grade will be checked to ensure that you have proper fall.

Catch Basin drainage systems are similar to a floor drain in your home. These boxes are placed in existing low areas, or other areas that may gather water. Catch Basins are used as a preventative measure to avoid damage to property and landscape by leading excess water to a designated area.

Berms are an easy way to add interest and height to landscape in dull, flat areas. Berms are simply mounded hills of dirt, constructed for reasons such as blocking out unwanted or unsightly views, directing or redirecting foot traffic and drainage, creating subtle and natural-looking privacy, adding raised elements to the landscape, or simply emphasizing a particular area or focal point.

For some areas, regrading the area is all that is needed. Regrading is done by bringing in new soil, or using the existing soil, and grading it in a manner to ensure a positive flow and to direct the water in the right direction.

What Is A Drainage Swale?

A drainage swale is a shallow channel or depression that is designed to carry and manage stormwater runoff. It is typically found in landscaped areas, such as along the side of a road or where a culvert outflow is located.  Swales are used to intercept and convey excess water from storms or other sources to a drainage outlet, such as a storm drain or a natural waterway.

Drainage swales are often used as an alternative to traditional stormwater management systems, such as underground pipes, because they can be more visually appealing and have a variety of additional benefits, such as providing habitat for wildlife and helping to reduce erosion. Drainage swales are typically lined with river rock or with vegetation, such as grasses or native plants, which helps to filter pollutants and sediment from the water as it flows through the channel.

Does Your Property Have Water Drainage Problems?

Drainage issues should be addressed during the landscape design process and before your actual landscape is installed.  Because every property we work on is different a good landscape designer will take the time to understand how water may flow from your property, what type of soil conditions you have, and they will also know and understand the rainfall in your area and/or how high the static water table might be.  Knowing all of these factors can help us plan out an effective drainage solution for your specific property.

It’s often during sustained and heavy rainfall when a drainage problem will surface.  After a few days of rain, a property with poor drainage will become obvious.  You’ll visibly see water pooling in low spots, your lawn or gardens will be muddy, you may see erosion taking place, and a host of other problems.  If the water table (sub-surface water) is high in your area, then rainfall only makes the problem that much worse.

High Water Tables

A high water table can pose a challenge for any landscape. The water table is water that lies close to the soil surface.  It can vary depending on where you are located.  If you have a high water table then the low lying areas of your landscape can often have pooling water.  Often the best solution for a high water table is to plant appropriate trees, shrubs, and other plants that are capable of handling these wet, boggy, conditions.  These are often plantings that natively grow in wetland areas.

Another option to solve a high water table drainage problem is to raise the lawn areas or landscape bed areas up.  You can do this by mounding up areas with additional soil and appropriate plantings to keep it held together or you can even use raised landscape beds.

Excess Water Pooling On The Surface

If your property has clay-based soil then you may have problems with surface water pooling up.  Clay is a very dense material and doesn’t allow for good drainage.  Surface water issues can often be solved by properly grading the property away from the home and into a swale or french drain that can channel the water away from your property and into an existing storm drain or drainage ditch of some type.

One of the most popular and effective drainage systems to install for a surface water problem is the French drain.  This is a time-tested drainage solution that gathers water and channels it to a place underground (usually a trench filled with gravel and perforated pipe) where the water can take its time percolating down through the soil.

More Ideas For Solving Your Drainage Problems

Careful Construction Practices – Often drainage problems surface after extensive construction or site-work has been completed on a property.  Activities such as removing and placing fill, property grading, and digging of foundations or footings can alter the drainage on a property.  When construction occurs on your property care must be taken to avoid compaction of the soil and also to make sure that your property is graded to channel water away from low-lying areas and your home or buildings foundation.

Regulate Your Irrigation System – Many irrigation systems are setup to deliver water to a lawn, or landscape over a set period of time rather than on the needs of those specific plants.  It’s a good idea to set your irrigation to meet the needs of your specific landscape rather than set it on a timed schedule.  For example, if your irrigation system runs for an hour in the evening, but the plantings are sufficiently watered within 15 minutes, that extra 45 minutes of watering doesn’t make much sense and likely contributes to the poor drainage issues.

Check For Broken Plumbing Or Sewer Lines – In some cases, poor drainage, or pooling, standing water can be the symptoms of a broken, clogged, or corroded sewer or drain line.  If your drainage issues are accompanied by a foul sewage smell, then this could be part of your problem. We also see pooling water caused by broken municipal water pipes or sprinkler pipes.  The broken piping causes the excess water to pool near the surface.

Adapt Plantings To Site Conditions – If your property is continually suffering from drainage problems due to a high water table then it’s a good idea to make sure your plantings are “drinkers” you want to carefully select plants, trees, and shrubs that require lots of water or that thrive in excess moisture.

The duplexes across the street from me are contracted for snow removal. When Brummel cleared their driveways yesterday they piled the snow from their driveways and street in my driveway and across the sidewalk. My HOA was in contact with them about resolving the issue but so far they have done nothing. They came back across the street at 4:30 am after the snow but made no attempt to remove the blockage they made in my driveway. 1/7- I was able to get in contact with Brummel on Tuesday morning and they resolved the issue. They also indicated they updated their map to not that my side entry driveway is across the street from that duplex.

Called Brummel to move and reinstall the irrigation lines from under the patio & retaining wall. Also installed a patio with decorative pavers. They suggested a fire pit would be a great addition to the space. It was such a great idea and went with it. The team was prompt, courtesy, and pleasant. They are true professionals.

Edit: please read the whole review. I have used brummel and lawn for my sprinkler needs for the last almost 5 years now. We've never had a problem until this most recent service where we encountered problems. Mike from Brummel and Lawn went above and beyond our expectations to make things right and fix what was wrong. There were multiple issues with winterizing my sprinkler system and Mike personally addressed these problems via the phone. Mike Then came out additionally to ensure the job was done the correct way by inspecting everything the day after the incident and then later on in the month redoing the job and blew out the whole system again due to the prior problems. Mike ensured everything was done to their company standards of excellence. We really appreciate his commitment to being professional and rectifying our problems. Although we had problems they were right and then some. We really appreciate Mike taking his time and service to the next level to address and resolve our problems and concerns. If you all are looking for a company I'd recommend using Brummel and Lawn. They do good work and if a problem occurs they will make it right.

A error occurred with the type of rock delivered and put into the mulch beds. Tyler with Brummel came out next day to review the plans and resolved the issue. Happy with how it turned out and would definitely recommend Brummel and their services.

*Edit* Was going to have them check the sprinkler heads then move onto another company but Ryan from Brummel completely changed my mind. Yes the below issue is repetitive and annoying as hell but the service Brummel offers is honestly worth this headache. He went above and beyond during the visit, thanks Ryan. The work of the on-site techs is great which is why they were recommended to us, we kept using them, and even recommended people in our neighborhood. However, the scheduling service I can't deal with anymore. We called to schedule a blowout AND check sprinkler heads for the year and had to wait months to get in the cue (that's pretty standard as it's a busy season). Once they finally came out, all that was done was the blowout, there was no appointment for checking the sprinkler heads. This exact scenario also happened last year. When I told the person this, her response was "well those are two separate people, the same ones don't do that" well.. That's not my responsibility as the customer to know that and then book another one with that person, that is LITERALLY your job. I the customer state what services I need and you book them, how hard is that? Her tone of "oh well" was more than I could handle today so this will be the last year with Brummel unfortunately. If you can get them on-site they are great just make sure you repeat and confirm every single service you need with the scheduling service or they'll schedule one and ignore the rest.
